THE LADDER

Who you can become

Everything I teach hangs on one ladder. Five rungs, in the order the work actually happens. I climbed it the long way — every rung, including the falls — and now I mentor people climbing it. No rung is for sale on this page; this is just the map.

Gutsy Scout — find it.

A scout learns to see opportunity — properties, situations, people in need of an option. Scouting is where you learn the game with zero risk: you find, you pass it on, and you watch what happens next.

Gutsy Setter — open it.

A setter learns the hardest skill in business: opening a real conversation with a real person. The agenda, the introduction, the questions that matter. I trained at this for years before anyone would have called me good at it.

Gutsy Closer — close it.

A closer learns to bring a conversation to an honest decision — four real options for the person across the table, never one lowball. Closing done right feels like service, because it is.

Gutsy Investor — own it.

An investor runs the whole machine: finds, structures, closes, and keeps a pipeline alive — with a team around them doing the same. This is the rung where the business starts working without you pushing every piece.

Gutsy Leader — multiply it.

A leader builds the people who build the business. Their own method, their own record, their own name. It's the top of the ladder and the start of someone else's — which is the whole point.

One more thing, because it matters: every rung has a certified version. Certified means the people I work with have vetted you — you've done the work, shown the record, and carry the standard. It's earned, never bought. That's all I'll say here; if you're curious what the climb looks like in practice, reach out.
